Policies

Payment Policies

A partial payment in the amount of 25% of the rent total is due upon booking. Remaining payment is due no later than 60 days prior to arrival. If the booking is made after [or within 7 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
CANCELLATION POLICY (ALL RESERVATIONS)

Deposits & Payments
• A 25% deposit is required to confirm all bookings
• Of this deposit, 12.5% is non-refundable ( A cancellation fee of 12.5% applies to all reservations. However, this amount may be retained as a credit and used toward a future booking within one year from the original reservation date.)

Peak & Premium Bookings
• Deposit on Peak & Premium stays is 50% ( unless otherwise advised ) and is Non Refundable

Final Payment
• Peak / Premium : final balance due 90 days prior to arrival
• Winter : final balance due 60 days prior to arrival
• Summer: final balance due 30 days prior to arrival
• All payments become non-refundable once the due date has passed



Peak & Premium Periods
• Peak Period: December 15 – January 7
• Premium Period: Selected local and international holidays

Due to high demand and limited re-letting opportunities, Peak & Premium stays are subject to stricter payment and cancellation timelines.



Non-Refundable Items

No refunds are provided for:
• Early departures or unused nights
• No-shows
• Weather conditions
• Airline delays or cancellations
• Personal circumstances

Payment processing and banking fees are non-refundable.



Force Majeure / Travel Disruptions

No refunds are provided for cancellations caused by events beyond control, including but not limited to severe weather, natural disasters, pandemics, government restrictions, border closures, or transportation disruptions.

Where possible, and at management discretion, a date change may be considered in place of cancellation, subject to availability, original season pricing, any applicable rate differences, and a maximum one-year rebooking window.



Travel Insurance (Strongly Recommended)

Travel insurance is strongly recommended to protect against cancellation, interruption, and travel disruptions.

Insurance may be purchased independently or can be requested at time of or after booking.

SECTION A — HOUSE RULES
Welcome
We are delighted to welcome you and hope you enjoy a relaxing and enjoyable stay. These House Rules form part of your booking agreement and apply to all guests and approved visitors.
Occupancy & Visitors
• The villa may only accommodate the number of guests confirmed at booking.
• Unregistered overnight guests are not permitted without prior written approval.
• Approved visitors must comply with all House Rules.
Guest Access & Staff Areas (If Applicable)
• Guests may access all designated guest areas only.
• Staff-only and operational areas are strictly off-limits.
• Please respect staff privacy and allow the team to carry out services uninterrupted.
Smoking
• No smoking inside the villa.
• Outdoor smoking is permitted only in designated areas (if applicable).
• Evidence of indoor smoking may result in additional charges.
Noise & Conduct
• Please be respectful of neighbors and the surrounding community.
• Quiet hours begin at 9:00 p.m.
• Parties or events are not permitted without prior approval.
Prohibited Activities
• Illegal activity of any kind, including illegal drugs or controlled substances, is strictly prohibited.
• Guests must comply with all local laws.
• Violations may result in immediate termination of stay without refund.
Property Care
• Please treat the villa, furnishings, and contents with care.
• No eating or drinking in bedrooms.
• Sandy or muddy shoes should be left outside.
• Children should be supervised around light-colored furnishings.
Sleeping Arrangements
• Sleeping is permitted only in designated beds or approved sleeping arrangements.
• Sleeping in common areas or outdoor spaces is not permitted.
Items, Linens & Utilities
• No items that may stain or damage furnishings (e.g. paints, markers, slime). If make-up, hair dye, or sun tan lotion stains cannot be removed from the towels or linens, a replacement or cleaning fee will be applied. We kindly ask that you use only the designated or labeled make-up towels where available, or tissue if they are not provided.
• Towels and bed linens are for indoor use only.
• Turn off air-conditioning, lights, and fans when not in use.
• Keep doors and windows closed when air-conditioning is operating.
Parking & Staff (If Applicable)
• Parking is limited to designated areas only.
• Guests must treat all staff with courtesy and respect.
Damages & Enforcement
• Guests are responsible for any damage caused during their stay.
• Serious misconduct or rule breaches may result in termination of stay without refund.
SECTION B — SAFETY & PROPERTY RULES
General Safety
• Villas are private residences; guests are responsible for their own safety and that of their party.
• Owners and management are not liable for accidents, injuries, or loss of personal belongings.
Pools & Water Features (If Applicable)
• No lifeguard on duty. Use at your own risk.
• No diving.
• Children must be supervised at all times.
• No glass in or around pool areas.
Beach, Cliffside & Outdoor Areas (If Applicable)
• Ocean, beachfront, cliffside, or elevated areas may present risks.
• Conditions may change due to weather or tides.
• Guests must exercise caution and supervise children at all times.
BBQ, Fire & Outdoor Cooking (If Applicable)
• Never leave BBQs or fire features unattended.
• Follow operating instructions and fully extinguish after use.
Septic, Utilities & Services (If Applicable)
• Flush toilet paper only.
• Utility interruptions may occur and are outside management’s control.
• No refunds are provided for such interruptions.
Natural Environment
• Tropical or coastal environments may include insects, wildlife, uneven surfaces, or external noise.
• These conditions are part of the location and do not constitute grounds for refund.
Final Acknowledgement
• By occupying the property, guests acknowledge and accept responsibility for complying with these rules and for their personal safety during the stay.
